When are real estate taxes due?

Taxes are always due 2nd Friday in February and 2nd Friday in July every year.

How much are my real estate taxes?

Are credit cards accepted?

Yes, for a small convenience fee charged by our 3rd party vendor.

Can I have my taxes taken out automatically? 

Yes, there is a form under the forms, or the Real Estate Tab.

Can I prepay my taxes on a monthly basis?

Yes, you can sign up for our escrow program under the Real Estate Tab or under forms. You can even have them taken out monthly or receive monthly coupons.

Have my real estate taxes been paid?

You can find out if your taxes have been paid by clicking on the search property taxes tab.

What if I pay my taxes late?

If your payment is post-marked after the due date, the ORC mandates a penalty be assessed. The penalties are below:

Payments made within 10 days after due date will be assessed a 5% penalty.
Payments made after 10 days past the due date will be assessed a 10% penalty.

Can I appeal to have my penalty waived?

Yes, you can fill out a DTE23A form for penalty remission waiver.  You can find the form under forms. Print it out, fill out and mail or drop off to the Treasurer’s Office.

Can a receipt for real estate tax payments be sent to me by mail? 

Yes, you need to mail the entire bill, along with a self-addressed stamped envelope and we will return your stamped copy of the bill.

How can I change the mailing address for my real estate tax bill?

What should I do if I didn’t receive a tax bill? 

Call the treasurer’s office and we will mail or email you a new one.

My real estate taxes are paid through my mortgage, what if I received a bill?

You will need to call your mortgage company and inform them you received a tax bill and they will want the bill to pay. You can also direct them to call us about obtaining a bill.

Why is the previous owners name on my tax bill? 

When a property has been recently transferred it takes one year to clear the previous owner’s name out of the system. This does not mean that you are not responsible for the payment of your real estate tax bill.

Why are my real estate taxes collected one year behind?

Tax levies are imposed in the year voted on by the citizenry. For example, during the regular May primary or November general elections, the levies passed by the voters are for that current tax year. However, the tax bills are actually payable in the following year. For example, the voters approve a five year levy in November of 2021 – the tax bills for 2021 will be payable in 2022

How are my taxes determined?

Your market value is multiplied by 35% to arrive at your assessed taxable value.  Your assessed value is then multiplied by the effective tax rate for your political subdivision to arrive at your gross amount of tax.

Is there a real estate tax deduction for the elderly or disabled persons?

Yes, the Homestead Credit is available for anyone over 65 years of age or anyone that is permanently or totally disabled.  You can get the application under the forms tab.  You will then print it out complete it and either mail or drop off to the Sandusky County Auditor’s Office at 100 N Park Ave. Suite 228 Fremont, Ohio 43420

When are Manufactured Home Bills due? 

Manufactured Home bills are always due March 1 and July 31 of each year.  If the date falls on a weekend the date will be the next business date.
